The project

Location: 36 Hickson Road, Sydney on Gadigal Country

Artefact worked to preserve a landmark of Sydney's industrial heritage - the former Maritime Services Board Stores, part of Sydney's first major gasworks in the 1840s - a site of State heritage significance.

Artefact partnered with Dexus to support the ongoing conservation of the site through a comprehensive dilapidation survey and maintenance strategy to safeguard these historic buildings for their continued use and long-term preservation.

Heritage solution

The buildings which compromise the heritage complex include a 5-storey sandstone warehouse building and a 3-storey brick warehouse building. The buildings and site are items of local and state heritage significance.

As part of the continued conservation and management of these buildings, Artefact was engaged by Dexus to produce a Dilapidation Survey assessing the existing condition of the structures, identifying priority conservation works and preparing a cyclical maintenance schedule.

Artefact produced a concise report which included a comprehensive physical survey of the buildings (5 storey sandstone building and 3 storey brick building).

Outcomes

The assessment examined the exterior and interior of the buildings and included:

  • a tabulated documentation of the current condition of fabric supported by measured drawings and documented work drawings.

  • photographs of the existing condition of the buildings and their fabric/elements.

  • a conservation repair schedule of prioritised works.

  • a cyclical maintenance schedule for the ongoing maintenance of the
    property.

The Dilapidation Survey provides an extensive understanding of the condition of two structures within the industrial heritage complex, and provides useful management documents and recommendations to assist in their continued conservation and maintenance of the site overall.
