Terrace house stone repairs, Potts Point

The project

Location: 92-94 Victoria St, Potts Point on Gadigal Country

Two terrace houses at 92-94 Victoria Street in Potts Point form part of a heritage listed row of 12 grand three-storey Victorian Italianate terraces.

The street facades feature two-storey verandahs embellished with cast iron detailing, and the end terrace (#92) includes a carriageway to a rear lane.

The sandstone foundation wall of the carriageway was in poor condition from rising damp and salt attack, and the verandahs of both terraces required extensive structural repairs. Artefact provided heritage advice for the structural works and documented the stonework repairs.

Approach

Artefact recorded the current condition of the stonework with a series of scaled true elevation photographs, that were annotated with the required repair works (ie mortar repairs, stone indents, replacement stone). The annotated photographs were included in a Schedule of Stone Repairs report with a comprehensive stonework technical specification. The detailed technical specification and scaled photographs enabled stonemasons to accurately determine the extent and cost of the works.

Outcome

The sandstone repair and balcony reconstruction works will stabilise and enhance essential heritage features of the two terrace houses. The works should serve as a best practice exemplar for conservation works to heritage properties in the Potts Point Conservation Area.
